Our services assist owners understand the remedial needs and priorities of their homes and properties.

Our suite of engineering and building diagnostic services focus on delivering outstanding outcomes in surpassing our client’s expectations. Typically, we are engaged at the initial conception phase of a project (inspection and reporting), and progress through each of the project phases to ultimately project superintendence. DESIGN PRACTITIONERS SERVICES

In line with the Design and Building Practitioners Act (DBPA) 2020 and Regulation 2021, and in supporting Strata/Owners Corporations, RHM Consultants has registered Design Practitioners and Professional Engineers. RHM Consultants is proud to be able to facilitate this regulatory requirement for owners. This service supplements our design and specification work and project superintendence.

BUILDING CONDITION REPORTS

Building condition reports provide a general assessment of our client’s property, whether residential or commercial. We assist owners in understanding the remedial needs of their property and prioritising remedial rectification work.

CONTRACT INITIATION

We provide a service where we prepare the contract for the remedial project between the principal and the contractor.

ENGINEERING INSPECTIONS

We provide a high-quality engineering service in inspecting and assessing all types of buildings. We work with owners in supporting their understanding of the remedial needs of their building. Our expertise includes, but not limited to water penetration; cracking through building elements; concrete spalling; structural issues; façade remediation. We find solutions where repairs, remedial works, or upgrades are required.

SPECIFICATION REPORTS

In supporting owners, we prepare detailed specifications for remedial work. Our specifications outline the scope of work and detail the design requirements in line with regulatory requirements.

SUPERINTENDENCE

In supporting owners, we provide a superintendence service. Our engineers and building consultants oversee and administer remedial projects. We coordinate site meetings, reports, documentation, assessment of variations and payments, and undertake inspections of the remedial work.

BUILDING DEFECT REPORTS

RHM Consultants has extensive experience in working with owners of new buildings, where defects prevail. We pride ourselves in our work with and for owners, as we navigate poor workmanship in pursuit of what owners rightfully deserve. In supporting owners, RHM Consultants conducts inspections and provides defect reports. Where required, we support owners in preparing litigation compliant expert-format reports and can act as an expert witness in litigation.

TENDER PROCESSES

Over many years, we have developed a strong understanding of what owners are looking for when it comes to remediating their property. We provide a tendering service for our clients, utilising remedial contractors from our pool of approved contractors. We coordinate the tender process, review tenders and provide a tender evaluation report for owners’ consideration.

Dilapidation surveys

We record the condition of an existing property adjacent to proposed new construction works. When the construction works are completed, our reports are used as reference to identify any new defects or to determine whether existing defects have been further compromised.

Building Survey & Structural assessments

Building Survey and Structural assessments undertaken on existing buildings to determine specific defects or non-conformances. We examine building structures and assess, diagnose and report on the important aspects. This includes their stability, durability, permeability, and fire resistance.
